Rebuilding Ireland

HRA PLANNING is currently advising clients regarding the recently announced government Action Plan for Housing and Homelessness which suggests a series of  reforms to the planning system and planning permission process in order to speed up the delivery of new housing throughout Ireland.  These are expected to include amongst other things:

  • a streamline of the planning consents process with  temporary provision  to enable larger housing development applications to be made directly to An Bord Pleanála,
  • to extend certain planning permissions that have already benefited from one extension for a further period; and
  • amendment to the exempted development regulations to include an exemption from the normal requirement to obtain planning permission to convert upper floors of commercial properties into residential accommodation subject to certain criteria.

Consideration of the practicalities of these suggested reforms including other recent legislative changes to the Part V process should be taken into consideration when considering residential development land and planning application strategies for residential development.  Contact us to discuss this further.
